We find opportunities. You make the decisions. FPB's sourcing approach begins with the investor—not a generic list of properties.
A sourcing service should begin with the investor brief: location, budget, strategy, timescale, funding position, return expectations and hard exclusions. FPB then searches for opportunities that fit the agreed criteria rather than simply forwarding whatever is available.
For FPB, sourcing also means screening the evidence behind an opportunity before presenting it as suitable. That can include condition, comparable evidence, likely works, strategy fit, obvious planning or licensing issues, material unknowns and the reasons an opportunity may need to be rejected.

For an ordinary residential sourcing instruction, we calculate a fixed quote at 2% of the agreed target property purchase budget, with a minimum fee of £3,000. The budget means the amount agreed for buying the property itself, excluding refurbishment, taxes, professional costs and the sourcing fee. The exact upfront sourcing fee is written into your Instruction and Fee Schedule before you commit and is payable before work begins, subject to the agreed cancellation and commencement arrangements.
For example: a £100,000 target purchase budget gives a £3,000 fee because the minimum applies; £200,000 gives £4,000; £300,000 gives £6,000. FPB is currently not VAT registered, so no VAT is added. If VAT registration changes before contract conclusion, the Schedule will state the correct VAT treatment and total payable.
A client may choose an optional Performance Enhancement Fee before work begins. It is separate from the upfront sourcing fee and is never mandatory. If selected, FPB and the client agree an Acquisition Benchmark as a specific pound amount before sourcing or negotiation begins. If FPB secures an Agreed Purchase Price below that benchmark, the positive difference is the Additional Saving and FPB's Performance Enhancement Fee is 20% of that Additional Saving. The client retains 80%. There is no protected threshold and no monetary cap. If there is no positive Additional Saving, the Performance Enhancement Fee is £0.
Before any Performance Enhancement Fee is requested, FPB provides an abridged Performance Achievement Statement showing the Acquisition Benchmark, the Agreed Purchase Price, the Additional Saving, the client's 80% share, FPB's 20% fee, VAT treatment and the applicable refund/cancellation position. The Agreed Purchase Price is shown before any performance fee is charged. Full opportunity information and the formal introduction to the seller, selling agent or other authorised transaction representative follow after the agreed Performance Enhancement Fee is paid.
After the formal introduction, responsibility for progressing the purchase passes to the client and the client's professional advisers, except for any further service expressly included in the Schedule. FPB may continue to provide reasonable liaison or clarification support at no additional charge where an issue arises concerning the original introduction or agreed purchase position. This goodwill support is separate from the cancellation and refund provisions.
For substantial HMO conversion analysis, major refurbishment, several possible exits or unusually extensive viewing and feasibility work, our fixed quote is calculated at 2.5%–3% of the agreed target property purchase budget, with a minimum fee of £5,000. We explain the additional work and confirm the exact rate and fixed total in your agreement before you commit. Ordinary cosmetic refurbishment alone does not automatically justify this category.
Former care homes, commercial conversions, development land, portfolio acquisitions and lease-option or vendor-finance negotiations receive a bespoke fixed quote, generally starting around £5,000–£8,000, after assessment of the brief. This is a starting range, not an £8,000 ceiling. The exact fee and work included are agreed before instruction. Surveys, formal valuations, legal advice, planning consultancy and refurbishment management are separately scoped and priced where required. These fee benchmarks exclude any applicable VAT; FPB is currently not VAT registered and adds no VAT.
The contract is concluded when FPB sends its written Acceptance Confirmation identifying the client, instruction, agreed documents and contract conclusion date, after client acceptance, payment and required onboarding checks. The search commencement date is confirmed separately and may be later. If FPB cannot accept an instruction after payment, the payment is returned in full.
We quote a bespoke upfront sourcing fee for your agreed criteria. The ordinary search period is 90 calendar days from the agreed start, with a review around day 60. We undertake to deliver one qualifying opportunity with the agreed report and disclosures unless your client-specific Schedule expressly selects the Early-Stage Introduction route described below. If we do not deliver the service promised in the agreed Schedule within that period or a valid written extension, the applicable refund position is governed by the agreed Terms, Schedule and statutory rights.
Our normal route. FPB carries out the agreed proportionate desktop research and commercial screening before presenting an opportunity as qualifying against your Essential Criteria. Material assumptions, risks and known unknowns are identified before controlled disclosure.
If you prefer speed and want to assess opportunities yourself, you may expressly instruct FPB to introduce potentially relevant opportunities before our normal due-diligence and commercial-screening process is complete. These are clearly labelled Early-Stage Introductions and are not represented as FPB-qualified opportunities.
The agreed sourcing or introduction fee remains payable for the sourcing, identification and/or introduction service described in your Schedule. Your Schedule will state the exact deliverables, fee, commencement arrangements and cancellation/refund position. Statutory rights are not excluded.
Important: an Early-Stage Introduction is not an investment recommendation, valuation, survey, legal opinion, planning opinion, finance recommendation or assurance that the opportunity is suitable. The client remains responsible for carrying out or commissioning appropriate legal, financial, valuation, surveying, planning, licensing, tax and other due diligence before proceeding.
Read the sourcing terms and refund and cancellation information. Your completed Schedule identifies the scope, criteria, fees, response timetable and commencement arrangements.
We source to your criteria.
Opportunities are investigated before presentation.
We test what best fits the property and objective.
If it does not meet the criteria, we will not present it as suitable.
We build access through professional relationships.
FPB does not simply present a property and expect a client to accept one set of assumptions. Where the evidence allows, we explain the conditions under which an opportunity may work, become marginal or cease to be commercially attractive.
Submitting the sourcing enquiry does not create a paid instruction or payment obligation. FPB first reviews the brief and confirms whether it can be taken forward.
Before payment, the client receives the agreed scope, fee and relevant service documents. Optional performance arrangements are agreed separately and never added retrospectively.
Each website enquiry receives an FPB reference. Contract conclusion and the search commencement date are confirmed separately in writing.
You can also review FPB professional standards, client document guidance and the refund and cancellation information before proceeding.
