How The Femi Property Business handles personal information.

Controller and scope

THE FEMI PROPERTY BUSINESS LTD, trading as The Femi Property Business™. Company number 17434012; registered in England and Wales. Registered office: 147 Long Riding, Basildon, Essex, SS14 1QT. We are the controller for personal information used in our own enquiries and services. Femi Oyedeji is the privacy contact: femi@thefemipropertybusiness.co.uk. This notice covers website visitors, investors, prospective clients, property owners, professional contacts, suppliers and people communicating with us. Another legal entity featured on the umbrella website must identify its own controller and notice before collecting information for its services.

Website functions

This website is hosted on Netlify. Enquiry forms send entered details to Netlify Forms for storage in the restricted FPB dashboard, with email notifications to hello@thefemipropertybusiness.co.uk through Google Workspace. Our payment pages are currently configured for controlled Stripe sandbox testing only; live payment collection is not enabled. Sandbox test records use fictional instruction details and are kept separate from real client instructions.

Information and sources

For real enquiries and services we may receive names, contact and business details, correspondence, property information, investment requirements, budgets and funding approach. Contracts, complaints and payment references may add administrative records. Where legally required, we obtain identity, beneficial ownership and relevant source-of-funds evidence through a controlled process. Do not send sensitive documents through general enquiry forms unless we have specifically asked you to do so through an approved route. We may receive relevant details from introducers, agents, advisers, owners, transaction parties, professional websites or public records such as Companies House and HM Land Registry. Where we obtain personal information indirectly, we will identify the actual source and applicable processing in the notice supplied to the individual, within the required time.

Purposes and lawful bases

Enquiries and a proposed individual’s service instruction: steps at that person’s request before a contract; contracted individual-client services: performance of the contract. Corporate-client contacts and professional or owner relationships: legitimate interests in communicating, assessing requirements and managing appropriate business relationships, balanced against the individual’s rights. AML checks and legally required reporting or accounting: compliance with applicable legal obligations. Complaints, disputes and record security: legitimate interests in resolving concerns, protecting rights and maintaining reliable records, together with applicable legal obligations. Optional marketing or non-exempt device storage requiring consent: consent, requested separately. We do not treat a company’s contract as a contractual lawful basis for every individual contact.

Information required and consequences

General browsing does not require you to provide enquiry details. Information needed to answer a real enquiry or perform an agreed service is explained when requested. If required contractual or legally necessary verification information is unavailable, we may be unable to accept or continue the instruction. We do not request identity or funding evidence without a relevant purpose. Special-category or criminal-offence information requires additional lawful conditions and safeguards; this notice does not authorise its routine collection.

Sharing

Where relevant and lawful, information may be shared with identified sellers, buyers, agents, co-sourcing partners, solicitors, surveyors or other transaction advisers to progress the agreed instruction; and with email, document-storage, IT, accounting or payment service providers supporting administration. Google Workspace is used for business email and documents. Complaints information may be shared with Property Redress, insurers or legal advisers; verification and reporting information may be shared with appropriate checking providers, HMRC, law enforcement or other competent authorities where required. We disclose relevant referral arrangements and do not sell personal information. A provider’s exact role and permitted access are checked before use.

International processing

Some administration providers may process information outside the UK. Before using a transfer route we identify the destination, provider role and lawful mechanism, including applicable adequacy arrangements or approved contractual safeguards and any required assessment. Ask the privacy contact for the safeguards applicable to your information. Netlify, Google Workspace and Stripe are among the providers used for website hosting, communications and controlled payment testing; their roles and processing arrangements are kept under review.

Retention and security

We retain real enquiry information while an enquiry or relevant relationship is active, then review whether any record is needed for an agreed follow-up, legal obligation, complaint or dispute. Contract, payment and accounting records are retained for applicable statutory periods and justified dispute needs, with restricted access. AML records are normally retained for five years after the business relationship ends or an occasional transaction completes, subject to applicable exceptions or other lawful requirements. We review records for deletion or anonymisation when their purpose ends. Access controls and secure handling are used according to the sensitivity and purpose of information; no system is absolutely secure.

Your rights and objections

Subject to the applicable conditions, you may request access, correction, erasure, restriction or portability, and object to processing based on legitimate interests. You may withdraw consent at any time without affecting earlier lawful processing. You have an absolute right to object to direct marketing: contact femi@thefemipropertybusiness.co.uk and we will stop using your information for that purpose. You may still receive necessary service or legal communications. We assess requests within the applicable statutory time limits, ordinarily one month for a rights request, with any lawful extension explained.

Marketing and decisions

Marketing preferences are separate from enquiry or contract acceptance. We will obtain consent when electronic marketing law requires it, provide a clear opt-out and respect objections. Withdrawing consent is not overridden simply by selecting another lawful basis. The current website makes no solely automated decisions with legal or similarly significant effects; a page visit or enquiry is not acceptance of a paid instruction.

Privacy complaints

Contact our privacy contact if you have concerns. You may complain to the Information Commissioner’s Office at ico.org.uk/make-a-complaint or on 0303 123 1113. You do not have to complete a Property Redress process before approaching the ICO. Property Redress handles service complaints within its own remit. THE FEMI PROPERTY BUSINESS LTD is registered with the Information Commissioner’s Office (ICO). Registration reference: ZC268704. Registered on 7 October 2026; registration expires on 6 October 2027.

Changes

We review this notice when our services, providers, legal obligations or information-handling practices change. Material changes are reflected on this page and, where appropriate, communicated directly to affected individuals.
