Terms governing use of the wider FPB website.
THE FEMI PROPERTY BUSINESS LTD, trading as The Femi Property Business™. Company number 17434012; registered in England and Wales. Registered office: 147 Long Riding, Basildon, Essex, SS14 1QT. Contact Femi Oyedeji, Director, at femi@thefemipropertybusiness.co.uk or at our registered office. Website domain: thefemipropertybusiness.co.uk. These terms apply to use of the wider FPB website, including business information, publications, research, service descriptions and enquiry routes.
Browsing, downloading a public resource or making an enquiry does not by itself appoint FPB, accept a paid instruction or oblige you to pay. A paid service requires a separately agreed scope, deliverables, fee and terms. The signed or electronically accepted service agreement governs that service; these website terms do not override its promises or mandatory legal rights. The property sourcing search and refund model does not automatically apply to Opportunity Intelligence, property operations or any other service.
Website enquiry forms may submit information through Netlify Forms, with notifications to FPB. Do not send identity documents, bank details, card details or other sensitive information through a general enquiry form unless FPB has specifically provided an approved route. FPB payment functionality is currently in controlled Stripe sandbox testing and live payment collection is not enabled.
Public articles, market commentary and illustrations provide general information. They are not personalised legal, tax, mortgage or regulated financial advice, building surveys or formal valuations. Prices, rents, costs, availability and proposed uses may change; assumptions and outstanding checks should be read alongside any figures. Obtain appropriate independent advice before committing to a transaction. We remain responsible for obligations expressly undertaken in an agreed service and for using reasonable care and skill.
You may browse and use expressly downloadable public material for your own consideration, subject to any stated licence. FPB or its licensors retain rights in original content and branding. You may share relevant material privately with your professional advisers for an agreed instruction where permitted by its terms. Commercial copying, resale, unauthorised redistribution, unlawful scraping and removal of attribution are prohibited. These restrictions do not override lawful exceptions.
Do not introduce malware, impersonate others, submit deliberately misleading information, attempt unauthorised access or disrupt the website. We may reasonably restrict access to address misuse or security risks. This does not cancel valid contractual obligations, refund entitlements or complaint rights. See the Acceptable Use Policy for further detail.
External links are provided for reference. Their operators control their content and data practices. We aim to maintain this website but cannot promise uninterrupted availability. Changes to the website do not retrospectively change an existing service contract.
The Privacy Policy explains personal information handling. The Cookie Policy describes technologies used on the website. Reading these notices is not consent to marketing or optional tracking. Any required consent is requested separately.
Nothing excludes liability for fraud, fraudulent misrepresentation, death or personal injury caused by negligence, or any liability or statutory right that cannot lawfully be excluded. A disclaimer does not excuse inaccurate or misleading claims or failure to perform an agreed service with reasonable care and skill. Visitors remain responsible for investment decisions and advice outside FPB’s agreed scope. Any service-specific allocation of liability must be stated fairly in that service agreement.
Use our Formal Complaints Procedure for sourcing and related service complaints. Property Redress membership is PRS061052. Data protection complaints may also be raised with the ICO. Revisions to these website terms apply prospectively; material service-contract changes require agreement.
These terms are governed by the laws of England and Wales, subject to mandatory protections applicable to you. Nothing requires a consumer to give up any right to bring proceedings in another competent court or to approach an applicable redress scheme.
