What does a property sourcing agent do?
A property sourcer should do more than send listings. The useful work begins with the investor, the brief and the evidence needed to decide whether an opportunity deserves to progress.
Property sourcing starts with the investor brief
A serious sourcing process should begin by defining the investor's objective before searching for property. That normally means understanding location, purchase budget, property type, preferred strategy, funding approach, timescale, must-haves and hard exclusions.
Without that definition, a sourcer can easily present properties that are technically available but commercially irrelevant to the investor.
Finding a property is only one part of the job
Search is important, but a listing is not the same thing as an opportunity. Depending on the agreed scope, a sourcer may gather and test information about asking price, comparable evidence, condition, likely works, rental or other demand, planning or licensing indicators, ownership or transaction issues, and the assumptions behind the proposed strategy.
The aim should not be to prove that every property works. It should be to identify what is known, what is uncertain and whether the evidence supports further action.
What should an investor receive?
The exact deliverables depend on the agreement, but the investor should be able to understand why the property was selected, how it relates to the agreed criteria, the important assumptions, the principal risks and unknowns, and what further professional checks may still be required.
Legal advice, formal valuation, structural surveys, tax advice and regulated financial advice sit outside ordinary sourcing work and may require appropriately qualified professionals.
What a property sourcer should not replace
A sourcing agent does not remove the investor's responsibility to make a decision. The investor still needs to understand the proposed purchase, funding, legal position, professional advice and the consequences of proceeding.
A strong sourcing relationship therefore supports judgement rather than replacing it.
How FPB approaches property sourcing
At The Femi Property Business, the process is investor-led. We define the requirement, investigate opportunities against the agreed brief and are prepared to reject properties that do not withstand scrutiny.
